Residential property — conveyancing

Conveyancing, in six parts.

Residential property is the whole of our practice, not a department within it. Whatever the transaction — a first purchase, a sale in a four-link chain, a remortgage, a lease extension or a plot bought off plan — the same solicitor runs it from instruction to registration.

In brief

Conveyancing has a reputation for silence. Files sit with a case handler who has two hundred others, updates arrive only when chased, and the completion date is agreed by the agents before anyone has read the title. We built this practice deliberately in the other direction: fewer files, one named solicitor on each, and a written report you can actually read before you commit to anything.

We act across England and Wales for buyers, sellers, owners refinancing and lenders. Freehold and leasehold, registered and unregistered, standard resale and developer plot sales. Fees are fixed and quoted before you instruct, with every disbursement itemised — you should not receive a bill at completion containing anything you have not already seen.

Below is every part of the residential service in full. Each page sets out what the work involves, what it costs, how long it realistically takes and the questions clients ask us most often about it.

Property law, handled properly.
